Investment strategy
Access Club invests unit by unit, one home at a time, whereas most French residential funds buy in bulk.
Access Club is a real-estate fund invested exclusively in residential homes located in mainland France. It acquires these homes to make them available to private individuals under lease-to-own (location-accession) contracts, a scheme that allows occupants to live in their future home before becoming its owner.
The fund stands out in the way it diversifies its portfolio: Access Club acquires flats and houses individually, rather than entire buildings or blocks of homes. This approach is still rare among French real-estate funds, which generally favour bulk acquisitions: simpler to carry out, but they concentrate the portfolio on a more limited number of assets.
In return, this approach requires industrial-scale sourcing, analysis and management capacity: this is the purpose of the exclusive partnership formed with Hestia.
- •A granular portfolio, in which each home is a stand-alone holding
- •Diversification by geography and by tenant-buyer profile
- •An exit strategy based primarily on the occupant exercising their purchase option
A mechanism that benefits both parties
A path to home ownership where credit is restricted
Atypical employment status, no deposit, an outstanding bridging loan, existing credit, personal circumstances related to age or health, complex financial or wealth situations, separation or divorce: solvent profiles whose applications do not fit banks’ lending criteria at a given moment.
Lease-to-own allows them to move in without an immediate deposit, to strengthen their financing application while living in their home, and to know from day one the price at which they will be able to buy it, without being exposed to any market rise.
Contractual occupancy payments and an exit price known from acquisition
The mechanism generates contractual occupancy payments throughout the occupancy period and sets, from acquisition, the price at which the property can leave the portfolio.
The occupant also has objective reasons to exercise their option: payments already made, improvement works funded where applicable, notary fees covered, and compensation owed to the fund if the option is not exercised. Exercising the option nevertheless remains a choice: otherwise, the property is resold on the market, which makes the selection criteria applied at acquisition decisive.

Investment risks
Investing in shares of the SCA Access Club is a real-estate investment that carries risks. It is intended for investors seeking exposure to the real-estate market who are aware of the risks inherent in this type of investment.
Capital loss
The fund offers no guarantee of capital protection and no assurance of returns. Investors may lose all or part of their investment.
Discretionary management
Performance depends on the management company’s market expectations and asset selection. The fund may not be invested in the best-performing assets at all times.
Real-estate market
The value of the assets held, directly or indirectly, follows the real-estate market in the area where they are located.
Liquidity
Real-estate assets are by nature not very liquid and their sale depends on market conditions. The net asset value may be adversely affected as a result.
Debt and leverage
Fluctuations in the real-estate and credit markets may reduce the ability to repay debt and increase the cost of financing. Leverage amplifies both investment capacity and the risk of loss.
Governance
The legal form of a partnership limited by shares (société en commandite par actions) restricts the removal of the manager, which may only occur by decision of the general partner or of the court for legitimate cause.
Legal and tax
A change in legislation after the date of the DII may have a negative impact on the company and on investors. Tax treatment depends on each investor’s individual circumstances and is subject to change.
Marketing of shares
The marketing of the shares relies on several prospectus exemptions depending on the share class. Despite the documentary and operational separation put in place, a risk remains that the offers may be requalified as a single transaction. Furthermore, an investor may not subscribe, under Share A, for a total amount (all subscriptions combined) exceeding ninety thousand (90,000) euros, including the issue premium. Accordingly, each investor may not place, under offer A, more than nine (9) subscription orders of ten thousand (10,000) euros each.
